Perform all aspects of right-of-way (ROW) and real estate acquisition related activities. Will negotiate favorable terms for various land and ROW related agreements, including the acquisition, disposition, relinquishment and modification of easements, fee land purchases, franchise and permit rights, encroachments resolutions and settlements of damage claims; Negotiates the acquisition of right-of-way and other property interest to accommodate the construction, operation, and maintenance of client facilities; Negotiates property damage settlements and loss claims associated with capital projects and day-to-day utility or ROW operations necessary to maintain company facilities; Prepare right-of-way related cost estimates associated with project acquisitions; Reviews, prepares, analyzes, interprets all land and ROW related agreements, deeds, easements, leases, permits, and licenses; Serves as liaison between internal departments, developers, cities, counties, etc., in support of right-of-way activates; Resolves encroachment, damage claims, landowner complaints and inquiries; Other duties as assigned.

Position Requirements

Minimum BA or BS degree from a four year college or university; Minimum of 2-3 years experience in performing all aspects of right-of-way acquisition; Able to understand and plot property descriptions including multiple tracts with out-sales; May require possessing or obtaining your Notary for assigned states. Knowledge in all aspects of right-of-way acquisition, title, permitting, due diligence, public relations, community outreach and a solid understanding of regulatory and legal issues; Satisfactory driving record as determined by the Company and a valid driver’s license; Organizational skills and the ability to prioritize tasks; Excellent oral and written communication skills; Self-starting individual who follows directions and procedures, adheres to a work schedule and can focus on details; Must be flexible with interpersonal people skills and able to work effectively in a team environment while consistently maintaining a professional and respectful demeanor and attitude with co-workers, clients, vendors, outside contacts and agencies; Posses analytical and reconciliation skills necessary for problem solving and decision making; Be able to successfully perform multiple tasks and abbreviated deadlines; Must be able to understand financial impacts of decisions and courses of action; Computer skills in Microsoft Applications; Weekend and/or evening work may be required; Will be required to submit daily and weekly progress reports; Smartphone must have capability to accept emails. Law Degree or Para-Legal Certificate a plus; Military Service is a plus.
